Terms & Conditions
- Normal room rate (with discounts offered for stays of two nights or more & solo travellers)
- Deposit = 50% is payable in advance
- Changes = 1 change to the date is permitted (free, subject to availability)
- Notice of changes or cancellation* = 30 days minimum (*except unforeseen Covid-19 issues)
- Refund = Yes, deposit is returnable, less cancellation charge*
- Cancellation charge* = £25/room booked
- Use by date = within 12 months of your original booked date
- Non-arrivals = will be charged 100% of booked stay
- Any bookings without a confirmation email from Smoo Lodge will not be considered as valid
Group bookings (three rooms or more)
Please contact us directly, as the terms & conditions will need to vary and we will require full payment for the B&B accommodation 30 days prior to your arrival date.
We accept cash & card payments (sorry, we are unable to accept American Express).
BACS transfer payments from a UK bank account are also possible.
Cancellations / Requests to change the date
If you need to cancel a booking, or wish to change the date, then please email us your request.
We will do our best to re-book you within one year of the original booked date (subject to availability), or we will return your deposit (less any cancellation charge due).
If you do not notify us of a cancellation, or request to change dates, then please note you will be charged the full cost of the stay.
N.B. We strongly advise that you take out travel insurance with cover for unforeseen cancellation.
Check-in & check-out
Check-in is between 4.00 - 10.00 PM (call/email us in advance if you expect to arrive later).
- Please call us from your car on your arrival (our number is 01971 511423), so we can ensure the social distancing is achieved and safely welcome you.
Check-out is by 10.00 AM on the day of departure.
Sadly, the property is not suitable for children under 12, or pets, and is, of course, a no-smoking environment (smokers are welcome to smoke outside in the garden).
We ask all guests to remove their outdoor shoes, in order to keep the place as clean as possible, as well as helping prevent the spread of covid-19. There will be complimentary slippers for you in the entrance porch, which is heated, where you can safely leave your coats & shoes to dry out overnight.
All guests must follow the appropriate Covid-19 protocols at all times.
We expect all guests to be considerate of each other and to keep noise disturbance to a minimum, particularly late at night.
We reserve the right to refuse admission, or to remove, anyone who behaves in an unreasonable manner, in order to ensure the safety and comfort of our guests & staff.
Any damages will need to be paid for.
There is complimentary parking for our guests’ cars & motorcycles in our private car park area. Covered parking for motorcycles & cycles is often available - please just ask us in advance and we will do our best to help.
A cooked or continental breakfast is included in the B&B price. We will offer a full Scottish cooked breakfast alongside a variety of Continental items, as well as a daily special, e.g. Korean breakfast, smoked haddock and other seasonal dishes, fresh fruit & yoghurt. Breakfast will be served between 8.00 - 09.00 am. You might be asked to take breakfast at a set time, in order to ensure social distancing measures.
We will stock a range of fresh fruit juices & soft drinks, as well as a variety of teas & coffees.
We don’t have an alcohol licence, but if you are dining with us, then you would be welcome to BYOB (there are two shops in the village that sell alcohol, or you could stock up elsewhere en route).
The lounge has a log-burning stove, comfy chairs, a chaise longue, a selection of books, games, a classic hi-fi system and views over Smoo Cave, with Ceannabeinne hill as a backdrop. You are very welcome to use the lounge, but we ask that the room is vacated by 11.30 PM, to allow us time to tidy-up and close the house down for the night. Food is not permitted in the lounge.
Cancellation Policy (Covid-19) - effective from August 2020
We’d love to take your booking and deposit payment, obviously, as times have been challenging lately for the hospitality industry, but we do just need to explain that if you are not able to reach our lovely B&B, perhaps because of rules in the UK, maybe rules particular to Scotland, or even just in this locality, then we’re very sorry about it, and we will happily hold the booking deposit for you for another date within the next year (subject to availability), or we can refund your deposit (less any cancellation charge), providing at least 30 days notice is given (*excepting unforeseen Covid-19 issues). Cancellations must be communicated via email. You will be charged the full cost of the stay if you do not notify us of a cancellation or request to change dates.
